ARCHITECTURAL SERVICES
Pre Design
– assess and advise on the impact of planning controls
– assess and advise on site constraints and opportunities
– measure existing buildings & prepare existing floor plans
– assess feasibility of preliminary budget
Sketch Design
– prepare preliminary design drawings for discussion & review
– develop design in response to Client’s feedback
– advise when specialist Consultants might be needed
– work with consultants to help integrate their services
Detailed Design
– prepare drawings and reports for Development Assessment
– liaise with Assessment staff to address any issues
Contract Documentation
– work with Client to discuss and integrate detailed selections of
materials, finishes, fixtures and appliances .
– prepare detailed drawings and specifications for pricing by Builders
– work with Consultants to help integrate their services
– organise Builders to provide quotations
– assist in assessing & comparing builders’ quotations
– prepare building contracts for Client and Builder to sign
– prepare documentation to obtain a Construction Certificate.
Contract Administration
– attend site meetings to check that the work is being built generally
in accordance with the intent of the contract documents
– prepare and issue minutes of site meetings
– prepare additional details and information as required by builder
– obtain quotations for any changes to the scope of work, and
instruct builder if Owner approves of quotation
– keep records of contract price and advise of any adjustments
– assess builder’s claims for payment and issue payment certificates
– assess builder’s claims for time extensions
– inspect works for defects and omissions at Completion
– prepare detailed list of defects & omissions for builder to address
– assess and adjust final contract account as required
